Step 1 Site Selection

The first step to building our clients' dream modular homes is finding the perfect location.. It may be an existing house that needs to be torn down, or it may be an empty lot in a prime location. Step 2 Zoning Consultation

Our second step involves acquiring the most accurate and current lot information available. This may include a survey of the present lot and home, and gathering information on any adjoining property. We can take photos of the entire lot as well as the proximity to neighbors. Our team will gather all the zoning information to determine front-, rear-, and side-yard setbacks for our clients' modular homes. We will determine and coach you on your allowable building envelope so that we can maximize your square footage or home position.

During this step the Coastal Modular team will also consult you on flood zone heights and how the building height will directly impact your flood insurance premiums. Our goal is to work with you and the town to keep your costs down, and ultimately build your dream house. All of your other financial impact items will be factored in as well so that you can make the most educated decisions.

Step 3 Positioning Your Modular Home

The location of your modular home will help us determine its perfect placement. Unique characteristics of your lot like the best views, changes in grade and elevation, and sun exposure will determine your new home’s best position.

We will also help you in discovering larger, key amenities to your modular home floor plans in relationship to the lot. Step 4 Permitting & Variance Management

Do not get overwhelmed by the permit and variance obtainment of you modular home in New Jersey. Our team of experts understands all regulations and building codes necessary to work through this process efficiently, and will manage every aspect.

From Design-To Move In of Your Modular Home

Step 5 Custom Design

This step focuses on the key stage of creating your floor plan. Over the years, we have refined a detailed system of integrating all of the information gathered with you. Step 6 Home Construction

While permitting is being processed, our construction team is managing the demolition of your home, grading and preparing your property for the home set, and constructing your new foundation. After receiving required permits, your custom modular home design is sent to our manufacturing partner to be built in their state of the art facility.

Step 7 Home Set

Time to bring your modular home from the factory to its new location. Our team will be on-site to manage the home set. A crane will precisely place each piece on the foundation, then we will ensure it is weather tight from the roof to the floor. 

Step 8 On-site Work

At this final step all the finish work is completed. Our team will help you through each of the three phases:

Phase 1 – rough electric, rough plumbing, framing, siding installed, inspections

Phase 2 – sheet rock and trim patched and completed

Phase 3 – paint, appliances installed, fixtures finalized, final inspections
